Boise Realtor Market Report June 2021

Boise Realtor, Cristina Pescaru, shares the June 2021 Market Report for Ada County, Elmore County, Gem County, and Canyon County. The market is changing slowly, but surely. Here are the latest stats from Boise Regional Realtors:

MARKET REPORT
June 2021

ADA COUNTY INVENTORY ROSE IN JUNE AS HOME SELLERS CAPITALIZE ON HIGHER PRICES

The median sales price for homes in Ada County reached $525,000 in June, nearly even with May 2021.

While our region has faced insufficient supply for years — the main driver of home prices — June marked three consecutive months of inventory growth. While still low compared to previous years, there were 729 homes available for sale at the end of the month, up 27.9% from May.

ELMORE COUNTY HOUSING MARKET UPDATE
The rolling 12-month median sales price climbed to $263,500 in Elmore County as of June 2021 — an increase of 28.9% over the same period last year.

The continued price growth may be encouraging homeowners to list, as monthly existing inventory has been climbing for the past three months — a trend we hope to see continue. At the end of June, there were 27 existing homes available for purchase, up from 16 at the end of May, and nine in April. Inventory of new construction has also been improving slowly, and as of June, there were 14 available for purchase.

GEM COUNTY HOUSING MARKET UPDATE
The rolling 12-month median sales price climbed to $341,000 in Gem County as of June 2021 — an increase of 29.7% over the same period last year.

The continued price growth may be encouraging homeowners to list, as compared to 2020. At the end of June, there were 36 existing homes available for purchase and another 14 new construction options on the market — the highest number since December 2019.

Boise Regional REALTORS® May 2021 Market Report

The real estate market has taken us all on a wild ride for the last year and a half, and here are some facts and figures helping us to make sense of it. Boise Realtor, Cristina Pescaru, shares the May 2021 Market Report for Ada County, Elmore County, Gem County, and Canyon County.

ADA COUNTY’S MEDIAN SALES PRICE PASSED THE $500,000-MARK IN MAY

The median sales price for homes in Ada County reached a new record of $523,250 in May, up 8.7% compared to April 2021. Crossing this threshold may have been anticipated by some, considering the recent report from realtor.com shared by the Idaho Statesman noting the Boise metro’s price growth was the highest in the country over the past four years. ELMORE COUNTY HOUSING MARKET UPDATE

Competitive market conditions continued in May as the average number of days between when a home was listed for sale and an offer was accepted dropped to a record eight days – five days faster than in April 2021. Not only did buyers pick up properties more quickly than ever before, nearly 70% of all home buyers who closed in May were willing to pay over list price. Learn More

GEM COUNTY HOUSING MARKET UPDATE

In May 2021, the median sales price for homes in Gem County reached $334,000, an increase of 1.1% compared to April 2021. Due to the smaller number of transactions that occur in the area, we use a rolling 12-month median sales price to get a better idea of the overall trends. In addition to the insufficient supply of available homes compared to demand, another factor putting upward pressure on prices was that more than half of all buyers paid over list price on homes that closed in May. Learn More

It's a big deal to hire the right agent.

Are you hiring the right real estate agent?

A Little Mistake in the Treasure Valley, Idaho (Boise and greater metro areas) That Can Cost You Thousands

That Little Mistake;

Not so little…

It is a big deal to hire just the right agent to represent you in the sale or purchase of your house.

Don’t be fooled by;

* The out of reach, confused poorly communicating Real Estate Teams
* Newly licensed inexperienced agents
* New to the area agents

Teams are the latest fad,
BUT you should be able to talk to your full fledged personal professional agent, not an assistant or inexperienced team agent.

Anyone can take the real estate courses, take the test,
BUT where is the experience so necessary in such a volatile market?

Boise is growing and with it come folks looking for jobs,
BUT new to the area folks that get a real estate license know very little about neighborhoods, growth, trends and inside information pertinent to selling and buying.

When that time comes and you have that little thought of selling or buying pop into your head, contact Ava, life long resident of Treasure Valley or Cristina, your 58 years experienced professional agents.

✓Talk to us, we know the business and want to get to know you. Let’s build a relationship of trust, confidence and success in selling and/or buying your next house.

✓Rely on us for professionalism, the best results possible in your sale and/or purchase and some of the best networking in the business!

Selling Your House – How to Add Curb Appeal

Home Selling Tips From Boise Realtor, Cristina Pescaru

It’s the end of another year, and we are still enjoying a seller’s market in our area (Boise, Idaho and the Treasure Valley).  If you are on the fence regarding selling, maybe you should give it serious consideration. There are advantages to listing this time of year, the major one being that competition is very limited.

Some tips for preparing your house for sale:

  • Trim bushes and branches so they don’t block windows or architectural details.
  • Set a pot of bright flowers (or a small evergreen in winter) on your porch or front walkway.
  • Install new, matching locks and knobs on your front door.
  • Repair any cracks or holes in the driveway, and clean oil spots with degreaser and a steel brush.
  • Edge the grass around walkways and trees.
  • Stow your garden tools and hoses out of sight, and clear kids’ toys from the lawn.
  • Buy a new mailbox.
  • Upgrade your outdoor lighting.
  • Purchase a new doormat for outside your front door.
  • Clean your windows, inside and out.
  • Polish or replace your house numbers.
  • Mow your lawn. Also, turning on the sprinklers for 30 minutes before the showing will make
    the whole yard sparkle.
  • In Winter, clear the snow and ice from the walks.

Now that your house is showroom ready, give me a call to start the process.

7 Reasons to Work With a Realtor

Boise Realtor answers the question - Why Work with a RealtorWhy Work With a Professional Realtor?

Boise Idaho Realtor – Ava Tong, Gold Key Real Estate
FindYourHomeInBoise.com

Realtors are professional members of the National Association of REALTORS®, they are not just agents. Realtors subscribe to a strict code of ethics. Home buyers appreciate the expertise provided by a knowledgeable Realtor, and clearly see the following benefits when working with a qualified Realtor:

  1. An expert guide.
Selling a home usually requires dozens of forms, reports, disclosures, and other technical documents. A knowledgeable expert will help you prepare the best deal, and avoid delays or costly mistakes. Also, there’s a lot of jargon involved, so you want to work with a professional who can speak the language.
  2. Objective information and opinions.
REALTORS® can provide local information on utilities, zoning, schools, and more. They also have objective information about each property. REALTORs® can use that data to help you determine if the property has what you need.
  3. Property marketing power.
Property doesn’t sell due to advertising alone. A large share of real estate sales comes as the result of a practitioner’s contacts with previous clients, friends, and family. When a property is marketed by a REALTOR®, you do not have to allow strangers into your home. Your REALTOR® will generally prescreen and accompany qualified prospects through your property.
  4. Negotiation knowledge.
There are many factors up for discussion in a deal. A REALTOR® will look at every angle from your perspective, including crafting a purchase agreement that allows you the flexibility you need to take that next step.
  5. Up-to-date experience.
Most people sell only a few homes in a lifetime, usually with quite a few years in between each sale. Even if you’ve done it before, laws and regulations change. REALTORS® handle hundreds of transactions over the course of their career.
  6. Your rock during emotional moments.
A home is so much more than four walls and a roof. And for most people, property represents the biggest purchase they’ll ever make. Having a concerned, but objective, third party helps you stay focused on the issues most important to you.
  7. Ethical treatment.
Every REALTOR® must adhere to a strict code of ethics, which is based on professionalism and protection of the public. As a REALTOR®’s client, you can expect honest and ethical treatment in all transaction-related matters.

7 Reasons to Own A Home

Reasons to buy a houseThe Benefits of Home Ownership

Boise Idaho Realtor – Ava Tong, Gold Key Real Estate
FindYourHomeInBoise.com

  1. Tax benefits.
The U.S. Tax Code lets you deduct the interest you pay on your mortgage, your property taxes, and some of the costs involved in buying a home.
  2. Appreciation.
Historically, real estate has had a long-term, stable growth in value. In fact, median single-family existing-home sale prices have increased on average 5.2 percent each year from 1972 through 2014, according to the National Association of REALTORS®.  The recent housing crisis has caused some to question the long-term value of real estate, but even in the most recent 10 years, which included quite a few very bad years for housing, values are still up 7.0 percent on a cumulative basis. In addition, the number of U.S. households is expected to rise 10 to15 percent over the next decade, creating continued high demand for housing.
  3. Equity.
Money paid for rent is money that you’ll never see again, but mortgage payments let you build equity ownership interest in your home.
  4. Savings.
Building equity in your home is a ready-made savings plan. And when you sell, you can generally take up to $250,000 ($500,000 for a married couple) as gain without owing any federal income tax.
  5. Predictability.
Unlike rent, your fixed-rate mortgage payments don’t rise over the years so your housing costs may actually decline as you own the home longer. However, keep in mind that property taxes and insurance costs will likely increase.
  6. Freedom.
The home is yours. You can decorate any way you want and choose the types of upgrades and new amenities that appeal to your lifestyle.
  7. Stability.
Remaining in one neighborhood for several years allows you and your family time to build long-lasting relationships within the community. It also offers children the benefit of educational and social continuity.

Top 10 Turnaround Town – Booming in Boise

Boise, Idaho article - Booming in Boise

Realtor.com announced the Top 10 Turnaround Town Report. Boise, Idaho is listed as #6.

Our own Boise Real Estate Consultant, Cristina Pescaru, is quoted in their article REALTOR.com’s Top Ten Turnaround Towns: Booming In Boise.

“Boise is still, as with other markets, struggling with short sales and foreclosed properties. The short sale process is not shorter, or more streamlined, unfortunately. Affordable properties under $150,000 are still hard to come by in Boise proper, and when we do get those, they go fast and sometimes at over the asking price,” said Cristina Pescaru, Realtor.

“The inventory is low because sellers don’t like to put their properties on the market during winter and the holidays. Hopefully, once Spring comes we will see a more lively market, and a lot more activity, especially now, that Boise has been a couple of times in the news, most recently placed 4th on the list of best cities for women’s health. As of now, and due to the overall economic picture, Boise still seems to be the best kept secret.”
