ADA COUNTY INVENTORY ROSE IN JUNE AS HOME SELLERS CAPITALIZE ON HIGHER PRICES<\/strong><\/p>\n\n\n\n

The\u00a0median sales price\u00a0for homes\u00a0in Ada County\u00a0reached $525,000\u00a0in\u00a0June,\u00a0nearly even with May\u00a02021.

While our region has\u00a0faced\u00a0insufficient\u00a0supply for years\u00a0\u2014\u00a0the main\u00a0driver of home prices\u00a0\u2014 June marked three consecutive months of inventory growth. While still low compared to previous years,\u00a0there were 729 homes available for sale at the end of\u00a0the month,\u00a0up 27.9% from May.\u00a0<\/p>\n\n\n\n

ELMORE COUNTY HOUSING MARKET UPDATE<\/strong>
The\u00a0rolling\u00a012-month median sales price climbed\u00a0to $263,500\u00a0in Elmore County\u00a0as of June 2021\u00a0\u2014 an increase of\u00a028.9% over the same period last year.\u00a0\u00a0

The\u00a0continued\u00a0price growth\u00a0may be encouraging\u00a0homeowners to list,\u00a0as\u00a0monthly\u00a0existing inventory\u00a0has\u00a0been climbing\u00a0for the past three months\u00a0\u2014 a trend we hope to see continue.\u00a0At the end of June, there were\u00a027\u00a0existing homes available for purchase, up\u00a0from 16\u00a0at the end of\u00a0May, and nine in April.\u00a0Inventory of new construction has also been\u00a0improving slowly, and as of June, there were 14\u00a0available for purchase.\u00a0 <\/p>\n\n\n\n

GEM COUNTY HOUSING MARKET UPDATE<\/strong>
The\u00a0rolling\u00a012-month median sales price\u00a0climbed to\u00a0$341,000\u00a0in Gem County\u00a0as of June 2021\u00a0\u2014\u00a0an increase of\u00a029.7%\u00a0over the same period last year.\u00a0

The continued price growth may be encouraging\u00a0homeowners to list,\u00a0as compared to 2020.\u00a0At the end of June, there were\u00a036\u00a0existing homes available for purchase\u00a0and another 14 new\u00a0construction\u00a0options on the market\u00a0\u2014\u00a0the highest number since December 2019. <\/p>\n\n\n\n\n\n\n\n
